Environmental & Construction Management
Services, Inc. (ECMS) has been retained by Princeton Properties to
perform ASTM Phase I Environmental Site Assessments (ESA) throughout New
England prior to the acquisition and/or refinancing of multi-family residential
properties.
The purpose of the Phase I Environmental
Site Assessment was to determine the history of the property, including
current and former ownership and use and evaluate the Site for evidence
of oil and/or hazardous materials that are, have been, or potentially
could be released onto the Site or in the vicinity of the Site. A Site
reconnaissance visit for the property was also performed by ECMS
qualified personnel to document current Site conditions with respect to
the presence of any oil and or hazardous materials (OHM).
ECMS’ Licensed Site Professional
(LSP) has also directed and/or performed all aspects of the Massachusetts
Contingency Plan (MCP) 310 CMR 40.0000 for several Massachusetts Department
of Environmental Protection (MADEP)-listed sites owned by Princeton Properties.
ECMS has also conducted comprehensive
investigative surveys for asbestos-containing materials (ACM) and lead-based
paint (LBP) in many of the Princeton Properties complexes.
